Buying a Home

Buying a home is a big investment. It is a process that can take time.  You should never feel pressured, but you should also take the time to educate yourself on the home buying process.

Working with a Buyer’s Agent

In Ottawa the listing agent represents the Seller and has the responsibility to get them the best price possible for their home. During the buying process who represents you? Having a Buyer’s Agent who represents your needs is FREE to the Buyer.  Many Buyers get caught up in the process and make unnecessary mistakes that may cost them when they go to sell their homes years later.  A Buyers Agent will disclose pertinent information and can make sure that you get the best value for your money. When we represent Buyers our job is to present possible homes to you. It is NOT our job to ask for an offer. You are buying a home and only you can decide if it is right for you. We will guide and assist you in every step of the home buying process and make sure that you are satisfied.  Contact us today and get us working for you.

First time Buyers

If you have never owned a home before, the thought of buying a home can be overwhelming. There are many things to consider when buying a home and that is where we can help you with every step.  As a first time buyer you may not have spoken to anyone about the additional costs that can occur when purchasing a home. The first step in purchasing a home is to see your mortgage specialist. He/she will help to pre-approve you for a mortgage. Make sure that you understand the monthly payments associated with the amount being loaned. You may not be comfortable with that payment and wish to find a home at a lower purchase price. The next step is to meet with us and go over the criteria that you have established for your home. We will start the search process and we will show you the homes that you think are best suited to your needs. When you have found the right home, we will represent you in obtaining the home for the best possible price. Once the offer is accepted, there is a conditional sale period and this is the time frame where the Buyer must fulfill the clauses that have been included in the Agreement of Purchase and Sale. After the conditions have been fulfilled, the deal goes firm and you wait for the closing date to get the keys to your new home and move in. There are also closing costs to consider and many people forget to budget for them.  Contact us and we will be happy to spend the time to sit with you so that you understand the process.

Starting the Process

When you choose to have us represent you, we work to provide you with all the information necessary to make an informed buying decision. Our e-mail homes service updates you with new listings before they come onto the MLS. This service allows you to preview homes on your computer, without you having to search the MLS everyday.  Tell us the homes you want to see and we make the appointments. We assist you in every step of the home buying process and make sure that you are satisfied. Buying a home is a process that takes time and we never pressure our clients....sound easy? It is. Contact us today and start the process.
